We work with a curated group of preferred partners covering catering and bar service, private chefs, ceremony officiants, photography & film, event rentals & furnishings, florals, bridal-suite beauty, string-light ambiance, photo booths, and guest transportation. Each is licensed, insured, and familiar with the estate, and quotes you directly for your dates and guest count.

Most couples reserve 12–18 months ahead, especially for peak-season weekends (May–October). We host a limited number of events each year to preserve the intimacy of the estate, so early planning is encouraged. Short-notice bookings are welcome when availability allows.

A standard weekend wedding includes a Friday welcome gathering, Saturday ceremony and reception, and a relaxed Sunday brunch. Most events begin setup the morning of and conclude by 11:00 PM, with checkout at 10:00 AM. We’ll build a custom timeline with your concierge around photography, catering, rentals, and guest arrival.

Weekend bookings require a three-night minimum stay. Check-in begins at 4:00 PM and checkout is at 10:00 AM, giving your party a relaxed arrival, a full day to celebrate, and an unhurried sendoff.

The residence sleeps up to 26 guests across 7 bedrooms and 6.5 baths. Event gatherings can comfortably host larger groups; your concierge will confirm capacity limits for seated dinners, ceremonies, and receptions based on your selected layout and vendor plan.

Yes — all events are priced per guest, based on your total attendance. Whether someone joins for the full weekend or the celebration alone, every attendee enjoys the same 18-acre grounds, amenities, staffing, and event preparation, so day-of guests are counted the same as overnight guests. Your concierge will build your quote from your exact headcount.

The estate offers ample on-site parking for guests and vendors. For larger events, we recommend shuttle coordination through our Blue Ridge Valet & Concierge service to simplify arrival and departure. We can connect you with trusted local transportation partners.

Yes. Outdoor ceremonies are held on the waterfall grounds, dining pavilion, or grand lawn. Each event is paired with a rain plan — typically tenting, covered pavilion seating, or an indoor great-room ceremony — decided with your concierge 48–72 hours before the event based on the forecast.

Yes — day-of event liability insurance is required for hosted events. We’ve partnered with Eventsured to make it simple: their dedicated Hemingway Estates page offers high-limit, zero-deductible special event policies (including liquor liability) that can be purchased online in minutes. Get your event insurance through Eventsured.

We maintain a preferred vendor list of professionals who are licensed, insured, and familiar with the estate. Working from this list is the fastest path to an approved plan and, in our experience, a smoother weekend. If you’d like to use someone not on the list, submit them for approval at least 60 days before your event; they will need to provide proof of general liability insurance naming Hemingway Estates as an additional insured, and meet our site-access requirements. Catering specifically: all catering must be provided by a licensed, insured catering company. Drop-off catering with guest self-setup is not permitted for hosted events.

It depends on what’s being served — and on who is serving it.

Beer and unfortified wine (16% ABV or less) may be served and self-served by your party, provided your event insurance is in force. No state permit is required when these are served free of charge to guests 21 and over.

If you’re using a bartender, they must come from our preferred vendor list. Your event insurance does not extend to a bartender you hire — they must carry their own liquor liability coverage and name Hemingway Estates as an additional insured. We don’t make exceptions here, and it protects you at least as much as it protects us.

Liquor or fortified wine requires a Limited Special Occasion permit from the North Carolina ABC Commission. This is required by state law, without exception. The permit is issued to you — it cannot legally be issued to us as the property owner — but your application requires our written permission and a copy of your signed rental agreement, which we provide. You will also need a notarized application and a certified criminal record check from your county Clerk of Courts.

The state’s minimum filing window is 14 days before the event. Ours is longer: notify us at least 60 days out so we can prepare your paperwork, and provide proof of your approved permit at least 30 days before arrival. Couples who start this late frequently miss the window, and we will not permit liquor service without an approved permit on file.

Alcohol is never included in, or sold as part of, any Hemingway Estates package. All alcohol is provided by you or your permitted vendor.
